Dew point is when the air reaches saturation (at a given temperature) and begins forming moisture on surfaces. As condensation from regularly reaching dew point accumulates, the moisture content of the structure itself increases. When moisture content reaches 16% or greater, it naturally supports mold formation and growth. Crawl spaces reach dew point on a consistent basis because they have more moisture drivers than most areas of a structure including but not limited to:
• Mechanical condensation (HVAC system and duct work)

• Decks and porches that trap cooler or warmer air that leads to vents
Moisture Release from the ground, condensation from ductwork and plumbing, moisture intrusion/seepage through foundation walls and humidity that can exist outside the building envelope can exert a high moisture load on the crawl space.
Efflorescence, the migration of minerals like calcium to the surface of concrete, is a visible conducive condition of wicking moisture from the positive side (exterior) to the negative side (interior) of a foundation wall.

CONTROLLING MOISTURE RELEASE
Crawl spaces generally need a vapor barrier with 100% coverage and overlapping seams. Controlling ground moisture release with a Viper CS 10 MIL is an important part of an Onguard Moisture Control System in the crawl space.
Your OnGuard Authorized Dealer will identify additional or potential contributors to water or moisture issues in your home or commercial property and will specify your moisture control system so that it functions optimally. This could include but is not limited to:
- Waterproofing and/or Engineering Property Drainage
- Installing a single or multiple Sump Pumps
- French Drains
- Interior Perimeter Drainage
- Redirecting or Installing Gutters and/or Downspouts
Controlling moisture release with a vapor barrier is an important part of the engineering process. The structure’s original engineering parameters tell us the tolerance a building has for moisture release. For example, a structure built to today’s standards using modern materials requires 100% vapor barrier coverage. By contrast, some older construction supports a “stack effect” allowing moisture to release vertically through the floor system, living space, attic and roofing requiring less vapor barrier coverage.
VIPER CS VALUE
At 1/3 the weight, Viper CS 10 MIL is as strong as 20 MIL SKRIM but has nearly twice the puncture resistance. Conversely, 20 MIL SKRIM is five times more vapor permeable than Viper CS 10 MIL. Performance and value is why we choose Viper CS for OnGuard Moisture Control Systems.
